Most agents avoid asking because they're worried about sounding transactional. The fix is to frame the ask around helping the other person, not around getting a lead for yourself.
- At handover: "I've really enjoyed working with you on this. If you know anyone starting their property search, I'd be grateful if you thought of me, and I'll make sure they're taken care of."
- Via WhatsApp later: "Quick one, do you know anyone in your condo or at work who's been talking about upgrading or downsizing? Happy to have a no-pressure chat with them."
- After a positive review: "Thanks so much for this, it really means a lot. If you're comfortable, would you mind sharing my contact with one or two people who might need an agent?"
Formalise it, and stay CEA-compliant
Many agents already do informal referral arrangements with past clients or other agents, sometimes rewarded with an ang bao after closing. That's fine, but informal systems are easy to forget and hard to track once you're juggling multiple listings.
